Miho Technos' BIM Strategy Department introduced Matterport and is using it company-wide. A one-day status survey has been shortened to two hours. Further accelerating construction digital transformation.

Miho Technos, the No. 1 general contractor in Tottori Prefecture, has adopted Matterport to utilize BIM point cloud data and streamline photography and surveying work.

Matterport Co., Ltd. (Headquarters: Minato-ku, Tokyo; CEO: Takakazu Xiao; hereinafter Matterport), a leading digital twin platform company, announced that Miho Technos Co., Ltd. (Headquarters: Yonago City, Tottori Prefecture; CEO: Kenichi Nozu; hereinafter Miho Technos), the No. 1 general contractor in Tottori Prefecture by sales volume, has introduced Matterport's digital twin solution, contributing to further accelerating the company's construction digital transformation. Miho Technos uses point cloud data obtained with the Matterport Pro2/Pro3 scanner when creating BIM models, and also uses Matterport's solution for current status surveys to ensure complete photo records and to conduct surveying and dimensional measurements. Since the introduction, Matterport has been used in almost all of the company's renovation projects, and even skilled craftsmen on site have come to trust it so much that they request that Matterport be used for dimensional measurements.

■Main reasons for selecting Matterport ・It can eliminate bottlenecks in measurement work, such as the labor required to obtain surveying data (dimensional measurement work) required for creating BIM models, the cost of employee travel, personal error, and rework due to missed measurements. With Matterport, there is no personal error or missed measurements, and work quality can be standardized at a high level. ・There is no need to outsource measurements to specialist companies. Matterport's solution is intuitive and easy to operate, and anyone can use it easily with a 30-minute lecture. This reduces the various costs and labor associated with requesting measurement specialist companies. In regional cities with few specialist companies, there is a great advantage in being able to complete measurement work with our own employees. ・It can shorten the lead time until data acquisition. Current status survey work, which previously took 12 hours, was completed in 4 hours by using Matterport, and we were able to move on to the next work process quickly. ・It is overwhelmingly more cost-effective than terrestrial laser scanners (TLS). The dimensional data obtained with Matterport's solution has the necessary and sufficient quality and accuracy for creating BIM data. Matterport is cheaper than general TLS, and Matterport makes it easy to verify the actual equipment when considering its implementation, especially for general contractors in regional cities who have little opportunity to touch the actual equipment. ■Recent representative use case of Matterport : Improving the efficiency of measurement work in interior renovation work at a certain inn Matterport was used for a partial renovation (approximately 160 square meters) of a certain inn. Although the structural drawings remained, there were no design drawings, so the entire renovation area was photographed with Matterport. A survey that would have taken about a day using conventional manual surveying was completed in less than two hours with Matterport. The point cloud data was used for BIM, and the photographed data was used to propose and explain to the client as a comparison image of before and after construction. The response within the company was good, and the evaluation from customers was also high.

Digital twin of the old school building of Yonago Municipal Keisei Elementary School . The entire interior of the elementary school building was digitally twinned after the demolition work was contracted. The photographs were taken to record the current state and to consider scaffolding placement during demolition work, but it was determined that digital technology could also be used to preserve the memories of graduates, and the digital twin was donated to Yonago City. Matterport's 3D walkthrough does not have any blackouts like when switching pages, and graduates expressed their joy, saying, "I'm glad I can walk around the school just as I remember it."

The benefits and added value can be broadly divided into the following three points. 1) Easily scan point cloud data to be used for BIM At Miho Technos, we use Matterport Pro2/Pro3 cameras to acquire point cloud data to be used for BIM. In many cases, such as building renovation projects, drawings are not left behind, but Matterport can acquire point cloud data in a short time, making the creation of BIM models more efficient. 2) Matterport can minimize the costs and labor required for surveying and current status surveys . Anyone can use it with a simple lecture, so employees of the company can visit the site and complete the surveying and photography, minimizing the total labor costs. When surveying a 160 square meter property, a task that would have taken six hours by hand could be completed in about two hours with the Matterport Pro2/Pro3 scanner. The cost of purchasing the actual machine and cloud usage is also low, so the introduction cost can be kept down. It is extremely cost-effective compared to requesting a specialized company. 3) Supports both BIM efforts and construction management work Point cloud data and RGB data acquired by Matterport can be used for more than just creating BIM models. The digital twin's walk-through function, which allows you to walk around the site freely, can also be used for construction management and other tasks, contributing to work efficiency. It also promoted the understanding and skill development of young employees who do not yet have sufficient skills to look at two-dimensional drawings and understand them as three-dimensional information. ■ Miho Technos' efforts are an advanced example of a pioneer in construction digital transformation Hiroshi Teramoto, who promotes the BIM strategy at Miho Technos, explains the benefits of using Matterport as follows: "At Miho Technos, our mission as a construction company is to provide easy-to-understand information to our customers, and we have been actively introducing BIM since 2004. Based on this track record, we are proud to be a leading company in the San'in region in the use of BIM. Visualization is effective for information that is difficult to convey, such as floor plans, and BIM is also effective in that data can be used for a long time after completion. By introducing Matterport, we have been able to obtain reliable data on surveying, dimensional measurement work, and current status investigations without omission. The measurement accuracy is also of a high quality that satisfies skilled craftsmen, and we have received requests from the site to 'please use Matterport again next time.' Above all, Matterport's equipment and software are not only inexpensive, but also appealing in that anyone can quickly become adept at using it with simple instructions." (Teramoto Hiroshi, Chief of the BIM Strategy Department, Architecture Headquarters, Miho Technos Co., Ltd.)
